Sneak Peek: New active-adult community to open north of Houston

Del Webb, a national brand of Atlanta-based homebuilder PulteGroup Inc.(NYSE: PHM), is set to open a new active-adult community north of Houston.

The longtime Arizona-based developer will hold a grand opening April 2 for Del Webb The Woodlands, located about 5 miles west of Interstate 45 on FM 1488. Del Webb acquired the undeveloped, 190-acre property in December 2014, and broke ground on the new community the following month.


Del Webb The Woodlands will feature 565 homes, ranging in size from 1,500 square feet to 3,500 square feet. Prices start from the $270,000s.

The gated community’s four model homes showcase features and amenities that will likely appeal to its 55-and-older residents. These features include:

  • Large walk-in closets and storage spaces.
  • Comfort-height countertops, dishwashers and toilet seats.
  • Walk-in shower.
  • Low-step entryways.
  • Fixed staircase to the attic, instead of a pull-down ladder.
  • Guest rooms for visiting family and grandchildren.
  • Rooms for hobbies and art-and-crafts spaces.
  • An optional snore room, a secondary bedroom off the master bedroom for heavy snorers.

Del Webb The Woodlands is under construction on about 100 home sites in its first two neighborhoods. The first residents are expected to move into the new community in August.

Del Webb also plans to develop an 11,500-square-foot amenity center, featuring an indoor and outdoor pool, bocce ball area, tennis and pickleball courts and a fitness center and aerobics room. An on-site, full-time lifestyle director will plan programming, such as wine, cooking and volunteering clubs, for the new community. The amenity building is expected to open in the second quarter of 2017.

As the Baby Boomer generation retires en masse, there has been growing interest in active-adult communities like Del Webb and Bonterra. These 55+ communities typically feature smaller, patio-style homes that are easier to maintain in a community that caters to the active-adult buyer.

Del Webb has signed up more than 2,000 potential homebuyers on its interest list, said Lindy Oliva, Pulte Group’s Houston division president.

“There is a growing demand for these communities in Houston,” Oliva said.

Del Webb The Woodlands is the second Del Webb community in the Houston region. In 2011, Del Webb opened Del Webb Sweetgrass in Richmond, located southwest of Houston. That community will have 1,500 homes upon build-out.

Since 1960, Del Webb has built more than 60 Del Webb communities in 25 states nationally. The developer now has five Del Webb communities in each of the major markets in Texas: Austin, Dallas, Houston and San Antonio.
